Duo of long-standing occupiers commit to Newfield Industrial Estate

May 2020: Sandyford Properties has finalised a 15 year lease deal at Newfield Industrial Estate with Grenville Engineering.

This follows the recent agreement of a 10 year lease deal with long-established occupier Air Liquide. Together, the two businesses occupy 75% of the lettable site area on the estate.

Newfield Industrial Estate comprises of 131,000sqft of buildings on a 9.2acre site and is home to 20 businesses. It has been owned by Sandyford Properties since 2000.

James Lewis of Sandyford Properties commented: “We’re delighted to have secured two key customers on the estate on long term deals. Our ability to work closely with our customers has assisted significantly when agreeing lettings and renewals.  Newfield is a well established and strategically located Industrial Estate and the fact that these companies have been there since the 1980s is testament to that.”

After 20 years in partnership, the two companies and Sandyford Properties are looking forward to another great decade. Grant Barratt of Grenville Engineering commented: “The location of the premises are ideal for serving our core customers, many of which operate in the local area. It’s also in a strong position with regards to transport links allowing us to easily serve customers the length and breadth of the United Kingdom.

“Our premises are ideal for our manufacturing activities and Sandyford’s work in tandem with us, ensuring the site and premises are kept to the highest possible standard.

“We have decided to continue our lease with Sandyford’s. They have always been a landlord who are good to work with, leading to a long term established relationship. This in turn has helped facilitate, and contribute to the success of our company over the period in which Sandyford’s have been our landlord.”

Macari Centre re-locates to new home in light of Covid-19 pandemic

May 2020: Sandyford Properties is pleased to welcome the Macari Centre into new larger premises at Park Works, Regent Road. In partnership with Stoke-on-Trent City Council the former warehouse is being refitted for 24 homeless residents, all of which will have their own private facilities. Trinity Point poised for residential redevelopment

April 2020: Sandyford Properties has completed the sale of Trinity Point to residential property developer, M1 Investments. The former office building has already received planning consent and will be developed as a build-to-rent scheme. M1 Investments has a track record of similar schemes within North Staffordshire and was introduced to Sandyford Properties by agent, Louis Taylor.

This sale fits in with Sandyford’s wider strategy of continuing to invest and focus on primarily multi-let industrial property where it has the scale and infrastructure to really add value to its investments. We wish the new owner the best of luck and look forward to what will be a welcome addition to this city centre location.

New Acquisition: Trentham Business Quarter and Trade Parks 1 & 2

Sandyford Properties have this week completed on the acquisition of a number of freehold units as well as the freehold reversion of the entire Trentham Trade Park and Trentham Business Quarter, Trentham Lakes, Stoke-on-Trent from St Modwen.

The Trade Park/Business Quarter development comprises 49 office and industrial units constructed between 2008 and 2019 and is home to a number of well-known occupiers such as Screwfix, Howdens and Autoglass.

Speaking of the purchase, Paul Brindley of Sandyford Properties commented “Alongside Festival Trade Park, where we also have some property holdings, Trentham Lakes represents one of the best and most popular business locations in the city. It consists of largely smaller units and is an appealing destination for both established local businesses and for national businesses looking for a presence in the area.”

Sandyford Properties lease commercial properties across Stoke-on-Trent and offer a reactive property maintenance service from its base in Hanley, at the heart of the properties they manage.

New acquisition: Excalibur Industrial Estate, Alsager

November 2019: Sandyford Properties has acquired Excalibur Industrial Estate, Alsager. The estate comprises c. 82,000 of industrial space on a site of c. 6.5 acres and had previously been in long-standing private ownership. Situated in the centre of Alsager, it has excellent access to the M6 as well as the nearby centres of Crewe and Stoke-on-Trent. Excalibur provides an excellent fit with Sandyford’s existing industrial portfolio and its long term investment approach, with the ability to work with existing long-standing tenants to upgrade the fabric of the estate and to continue to improve what is well-known and popular estate in the local area.

The Junction: Refurbishment of Lawton/Sandbach Road, Alsager

The refurbishment of the shopping area at Lawton and Sandbach road, Alsager is well under way and due to complete by the end of October 2018. The new scheme will be known as The Junction and will provide a cleaner, more modern look at one of the most prominent spots in Alsager. As part of the scheme, three new units will be created on the crossroads. One of these has been taken by Poole Alcock solicitors as part of a wider refurbishment of its first floor premises.
