It has been a particularly busy year for us at Sandyford Properties and we are pleased to see the businesses of Staffordshire and Cheshire thriving.
The relationships we have established with our occupiers are extremely important to us and therefore we have retained many of our tenants for decades. As Sandyford has grown over the last year, so have many of our occupiers and we are pleased to have been able to facilitate their business growth through multiple premises.
2021 has seen Sandyford broaden its regional reach, with the acquisition of the Brymau portfolio in Saltney, Chester and of Riverside Industrial Estate in Rugeley, South Staffordshire. We currently own and manage over 1.2 million square feet of industrial workspace, providing a significant choice of offering to both current and potential occupiers.
Most recently we have added to our Chester offering with the acquisition of Tilston Court on Borders Industrial Estate, Saltney. The unit which is set within a self-contained yard, is built to a high specification and is suitable for a variety of uses. It benefits from three roller shutter doors and 5.5 metre eaves height as well as integral kitchen and small office accommodation. The unit, totalling 9,468 sqft, can be split into three or kept as one and is available now.
We hope that this represents the first step of Sandyford Properties’ expansion in Chester, and we are always looking for new premises to invest in to build upon our existing base in the City.
Throughout the year, we experienced exceedingly high occupier demand at Sandyford Properties, particularly industrial units.
All our new units undergo refurbishments prior to letting, and less than 20,000 sqft (1.6%) was vacant as of September.
The beginning of Autumn saw a long-standing tenant of over 24 years, Ridgeway Caterers, give a fantastic testimonial.

April saw Sandyford Properties complete the off-market acquisition of Riverside Industrial Estate, which is a prominent purpose built multi-let industrial estate in Rugeley. The estate comprises 24 units, totalling 50,000 sqft of quality accommodation.
In February, A major refurbishment of Sandyford Properties’ Newstead Trade Park, Newstead Industrial Estate was completed and one unit was secured by engineering company Turner ECS very quickly. The renovation provided the units with a fresh, modern update in what is already a very popular location in its own right.
We plan to continue the refurbishment of the site, renovating the remainder of the space at Newstead in the coming years.
At the beginning of 2021, Sandyford Properties added over 230,000sqft of lettable space to its portfolio by acquiring Brymau Estates.
The six sites which Sandyford purchased include – Brymau Two and Three, Four and Six, The Sidings and Red Hill House are all are in and around Saltney in Chester.
The facilities ranged from small offices to mid-size industrial units which also offer a dedicated local management team.
All of the Brymau Estate properties have undergone building improvements in the last five years, totalling a notable £850,000. This opportune acquirement will help us to provide room to grow for businesses of all sizes.
Sandyford is continuing to invest and a new 14,700 sqft industrial unit should be brought back into use in 2022 following a substantial refurbishment.
